When buying a home in the Tampa Bay area or anywhere for that matter, getting that pre-approval letter BEFORE you go out looking for homes is important.  Sellers will want you to furnish a pre-approval letter with any offer you make if you are financing the purchase of a home.  If you are paying cash, the seller will want to see some sort of Proof of Funds, like a bank statement or stock account where you have liquid assets (cash or equivalent) in the account to cover the full purchase price.

If you don't have a pre-approval letter, you're only going to end up heartbroken.  Eventually, you'll find the perfect dream home and fall in love with it.  You'll decide you want to make an offer but you don't have a pre-approval yet.  As you scurry to get the pre-approval to buy that home you love, you find out it was sold to someone else while you were waiting to be pre-approved for a mortgage.  It happens all the time. 

I try to discourage clients from booking showings before they are ready to make an offer for that very reason.  Instead, take your time shopping online and start really deciding what you want.  Use this time to narrow your search and become familiar with the local real estate market.  Start saving homes you find to your favorites on our site and get the pre-approval.  Then, when you are ready.....pre-approval letter in hand....let's go home shopping!  Now, when you find a home you love, I'll work with you to structure a great offer and we'll start the actual home buying process.
